Understanding your rental yield

What is gross rental yield?
Gross yield is your annual rent as a percentage of property value. Formula: (Annual Rent รท Property Value) ร— 100. It doesn't account for costs or taxes โ€” it's the headline number most people quote.
What is net rental yield?
Net yield subtracts all costs โ€” property tax, maintenance, repairs, and income tax on rent โ€” before calculating return. This is the real number when comparing to FDs or other investments.
Why do Tier 2/3 cities have higher yields?
In metros like Mumbai, property prices are extremely high relative to rent โ€” so yields are low (2%). In Tier 2 cities, property is cheaper but rents are reasonable, so yields are better. This is why many investors prefer smaller cities for rental income.
Why compare to FD rates?
An SBI FD gives ~7% per annum with zero hassle and full liquidity. If your net yield is below that, you're subsidising a lifestyle investment โ€” which is fine, but you should know it going in.
Is rental income taxable in India?
Yes. Rental income is taxed at your slab rate. You get a standard 30% deduction on net rent automatically โ€” plus you can deduct property tax paid. This calculator applies both automatically.
Should I include my home loan EMI?
Yes, if the property is mortgaged. The EMI outflow significantly reduces your actual cash yield. Enter it to see your true cash-on-cash return after debt servicing. Note: loan interest up to โ‚น2L/year is deductible under Section 24(b).
